Project Type: New Luxury Residential Dwelling
Location: Cape Schanck, Victoria
This project involved a complete new design of a residential home in Cape Schanck. Belonging to a couple who were going to retire and spend their time playing golf, the home was meant to embody these luxuries.
The couple’s existing home in Cape Schanck was outdated, and they wanted a showpiece dwelling as a reward for their years of hard work. The property would have the best views imaginable, with modern interiors that invite compliments from neighbours and guests.
Managing Property Compliance: This property was in an area with a body corporate, which increased project complexity and required consistent communication with the party.
Site Slopes: Council laws required any new dwellings to be under 2 storeys, and the concept under 8 metres high. The land had a very steep slope, which meant the home had to be built on a cliff edge to meet compliance requirements.
Adjoining Property Owners: The adjoining neighbours were concerned that the new home would restrict their coastal view. We worked with these property owners to ensure they were comfortable with our client’s new home location, so it would not reduce their views.
Keeping Within Budget: Due to the regulations and land constraints, our team explored various construction options to keep within the client’s budget and brief.
Our team designed an ultra-modern dwelling with five bedrooms and three living spaces. Each bedroom was paired with a walk-in wardrobe and en-suite, aligning with the client’s brief of luxury. We also kept neutral tones for all spaces to complement the coastal outdoors.
Due to its location, we designed the home with high-quality, energy-efficient solutions, including solar and battery storage. Air purification machines were added in living spaces, uplifting the home’s livability.
Our client’s new dwelling in Cape Schanck currently stands out in the area as one of the most impressive coastal homes, going beyond any home design seen in Victoria. The project was successfully completed within 12 months of approval and 24 months of construction.
With efficient planning and strong builder relationships, we successfully navigated challenging council requirements and body corporate processes, as well as complex land areas.
